When does your Dutch mortgage interest deduction actually end?

A home loan may change several times: you move, refinance, repay part of it or borrow more for renovations. It can then be hard to see how many deduction years remain for each loan portion. When a period ends, your net housing costs may change noticeably. A clear timeline helps you understand that risk in time.

Not every loan portion runs on the same clock

Dutch mortgage interest is generally deductible for no more than thirty years, provided the other conditions for an owner-occupied home are met. For loans already in existence before 1 January 2001, the Dutch tax authority says the thirty-year period starts on 1 January 2001. For later loans, it starts when the relevant portion was taken out. A later increase can therefore have a separate period.

Moving or refinancing does not automatically restart the elapsed deduction years of an existing debt. The Dutch tax authority explains the main situations and conditions (in Dutch).

Why the end date can get lost

Old mortgage deeds, new loan numbers and changing repayment methods do not always appear together on one annual statement. A partial increase or a change in the qualifying home debt can also complicate the calculation. The key question is not simply when you signed your current mortgage, but when each part of the debt arose and what it was used for.

A mistaken assumption may cause an unwelcome surprise. Conversely, a rough estimate can wrongly suggest that relief has already ended. Reconstructing the history per loan portion brings the relevant facts and periods together.

What helps with an initial assessment?

  • The original mortgage deeds and agreements for later increases or refinancing.
  • Lender statements and relevant earlier Dutch tax returns.
  • A timeline of moves, repayments, renovations and the use of additional borrowing.
  • Any explanation from your lender or adviser of the remaining deduction period.
